Proffitt & Holt has a dedicated Property Management department with staff based in all three of our offices. We offer a range of services from fully managed through to rent collection or simply tenant find only. Whatever service you choose we are meticulous in selecting the right tenant and ensuring your property is prepared to conform to latest legislation and maximise rental income.

Our experienced lettings staff are able to provide advice and information on all aspects of letting a property. Whether you wish to let your own home or are thinking of investing in a Buy To Let property, Proffitt & Holt lettings specialists can guide you through the process, even visiting prospective properties, to ensure that you get the best return on your investment.

• Marketing from three local offices

• Regular, local advertising to attract the right tenant in the Watford Free Observer and The Gazette

• Accompanied viewings

• Credit agency referencing

• Preparation of Tenancy Agreement

• Rent & Legal Protection, Buildings & Contents insurance can be arranged

• Arrangement of gas & electrical safety checks to comply with current regulations

• Organise for an inventory of the property, its contents and condition, to be independently produced

• Dedicated Administration & Property Management Department
   

Landlord fee schedule 

Please find below a list of our services:  

Let only**  10% plus VAT of the annual rent (12% including VAT at 20%) 
Rent collection** 12.5% of the annual rent (15% including VAT at 20% 
Full management** 15% plus VAT of the annual rent (18% including VAT at 20%)

For tenancies extending or renewing beyond the original term, including periodic tenancies, Proffitt & Holt's commission fees will be charged at the above rates.

Registration and lodgement of the tenants security deposit £84.00 (including VAT at 20%)

 
Additional services (if required)  
Inventory preparation and check-in £134.00 to £240.00, depending on amount of bedrooms in a property and whether the property is furnished or unfurnished
Energy Performance Certificate with a floor plan £99.00 (including VAT at 20%)
Legionella Risk Assessment £148.50 (including VAT at 20%
12 months' rent and legal protection £192.00 (including VAT at 20%)
12 month's gas certificate £79.20 to £99.60 (including VAT at 20%) - the cost depends on the number of appliances to be tested
Electrical portable appliance test £126.00 (including VAT at 20%)
   
End of tenancy  
Check-out fee This is paid by the tenant
